Historic Building Stone and Surface Restoration

Rose Restoration provides preservation-grade stone, marble, terrazzo, masonry, and metal restoration for historic buildings across Virginia, Maryland, and Washington DC. We understand the materials, the methods, and the standards required to restore historic surfaces without compromising their architectural integrity — including lime-based mortars, period-appropriate sealers, and techniques that honor the original craftsmanship.

Historic Surfaces We Restore

Historic Marble

Marble floors, staircases, fireplaces, wainscoting, and architectural elements in buildings from the 18th through mid-20th century. We restore historic marble using diamond techniques that preserve original profiles, edges, and surface character. We do not over-polish or modernize historic finishes — we return them to their intended appearance. Marble services →

Historic Terrazzo

Mid-century terrazzo floors in schools, government buildings, post offices, courthouses, and public buildings. We strip accumulated wax layers, repair cracks with lab-matched aggregate and resin, and restore the diamond polish that these floors originally had. Terrazzo services →

Historic Masonry

Brick and stone facades, chimneys, arches, columns, steps, and walls in historic buildings. Historic masonry requires lime-based mortar — not Portland cement — because the softer mortar is compatible with the softer historic brick. Portland cement repointing on historic brick is one of the most common and destructive mistakes in building maintenance. Masonry services →

Historic Limestone and Sandstone

Facades, decorative elements, window surrounds, cornices, and columns. These soft stones require gentle cleaning methods and breathable sealers. We never use high-pressure washing or acid cleaning on historic limestone. Facade cleaning →

Historic Metal

Bronze plaques, brass railings, copper elements, and decorative metalwork. We restore historic metal finishes to their original appearance — polished, patinated, or lacquered as appropriate to the period and the building. Metal services →

Our Preservation Approach

Material analysis first. Before any work begins, we identify the original materials — stone type, mortar composition, original finish, and any previous repairs. This analysis guides every decision in the restoration process.

Period-appropriate materials. Lime putty mortar for pre-1920s masonry. Natural hydraulic lime for moderate-exposure applications. Consolidants for deteriorating stone. Breathable sealers that do not trap moisture. We never use modern materials that are incompatible with historic substrates.

Preservation-grade techniques. Gentle cleaning methods. Hand tools where machines would be too aggressive. Test panels before committing to full-scale work. Documentation of existing conditions and completed work.

Standards compliance. We work within the Secretary of the Interior’s Standards for the Treatment of Historic Properties and coordinate with preservation architects, state historic preservation offices, and building owners to ensure compliance.

Why Rose Restoration for Historic Work

40+ years of historic restoration experience. We have worked on buildings from every era represented in the DC metro area — Colonial through mid-century modern.

Material expertise. We understand lime mortars, historic stone types, period metalwork, and the chemistry of how these materials age and interact.

Preservation ethic. We restore to preserve, not to modernize. The goal is to return the building to its intended condition, not to make it look new.
